CAM Recovery agent

Finds common-area maintenance charges you have not fully recovered from each tenant, and helps you recover them.

Validated with each client
Short answer

What does CAM Recovery replace? The work of a leasing manager: working out and chasing common-area maintenance (CAM) recovery. Finds common-area maintenance charges you have not fully recovered from each tenant, and helps you recover them.

Shows why

Every draft comes with its reasons and how sure the agent is. If it is unsure, it only offers a suggestion.

Waits for you

It does not file, pay or post anything until a person says so.

Gets reviewed

Your approvals and corrections are recorded, so you can see how well it does on your books.

A day with CAM Recovery

Picture a landlord with a commercial complex of 40 shops, billing common-area maintenance (CAM) with the monthly rent.

  1. The month's CAM cost is shared out. Leases & contracts (Pact) works out each lease's share of the common-area cost. This is the amount you are entitled to recover.
  2. Rent invoices go out. Each lease invoice carries a CAM line, or does not, if someone missed it.
  3. CAM Recovery compares the two. For each lease it adds up the share due and the CAM actually billed.
  4. You see the gap. For each lease: share due, billed, shortfall and shortfall as a percent. If nothing is short, it says CAM is fully recovered. If nothing was shared out, it says there is nothing to recover.
  5. The leasing manager reviews. Where mail or documents about that tenant are connected to Kinnow, up to three earlier excerpts about CAM reminders can sit beside the figures.
  6. A person decides what to do. Bill the gap, call the tenant, or accept it. Kinnow records what was decided.

What a person decides

Nothing is filed, paid or posted without a person. The agent finds the gap, and a person chooses what to do about it.

  • You decide whether to bill, chase or let it go. A tenant relationship is a judgement call.
  • Figures stay yours to check. A result that fails Kinnow's amount safety check is marked, not passed on as a normal finding.
  • It never raises an invoice by itself. It does not change a lease, a bill or the ledger.

Ask Kinnow about this

Ask Kinnow answers from your own records and shows its source and cost before it runs. What you get back depends on what has been recorded.

Questions

What does the CAM Recovery agent do?

Finds common-area maintenance charges you have not fully recovered from each tenant, and helps you recover them.

Does CAM Recovery act on its own?

No. CAM Recovery hands back the under-recovered common-area charges for each tenant and the follow-up it suggests, with its reasons, and a person approves before anything is posted, filed, sent or paid.

Does CAM Recovery learn?

Yes. Each time you approve or reject a recovery, Kinnow records it against how sure the agent said it was, so you can see how it is doing on your books. Your corrections are kept as feedback.

How is it paid for?

It is part of your agent pack, and there is no charge per user.

How does CAM Recovery find the shortfall?

It adds up each lease's share of the common-area cost and the CAM billed on that lease's invoices. The difference is the shortfall.

What if nothing is short?

It says so plainly: either CAM is fully recovered, or nothing was shared out for the period and there is nothing to recover.
