A vacant unit with this agent
Take a commercial complex with a ground-floor shop that has stood empty since the last tenant left. Where you ask for the suggestion is agreed with you when the agent is set up.
- The unit shows up as vacant. The Vacancy and churn screen in Leases & contracts (Pact) lists leases that have ended or been terminated and are not active, with the unit behind each.
- Kinnow gathers comparable leases. It looks at active leases of similar units in your portfolio and works out the rent per square foot each one pays.
- It suggests an asking rent. It takes the middle value (the median) of those rates and multiplies it by the unit's area. It also says how many leases it compared and how sure it is.
- The leasing manager decides. She compares the figure with what she hears from brokers and prospects, and sets the asking rent herself.
Example (an illustration). Three comparable shops pay ₹95, ₹110 and ₹120 per square foot. The middle value is ₹110. For a unit of 1,200 square feet the suggested asking rent is ₹1,32,000, on the same basis as those leases. With three comparables the agent reports about 70% confidence; more comparables raise it, up to a ceiling of 90%.

What it reads and what it hands back
| What it reads | What it hands back | Where it lands |
|---|---|---|
| Active leases: rent and area | Median rent per square foot, and how many leases were used | The suggestion for the unit |
| The vacant unit's area | A suggested asking rent and a confidence figure | The suggestion for the unit |
| Leases with no usable rent or area | Nothing; they are skipped. If none remain, it says it cannot benchmark | The suggestion for the unit |
What a person decides
- The asking rent. The suggestion is a benchmark from your own leases, not a market quote.
- Which leases are fair comparables. If the portfolio is mixed, the leasing manager judges whether a high-street shop and a food-court kiosk belong in the same list.
- Whom to approach and on what terms. Nothing is filed, paid or posted without a person.

Questions
What does the Vacancy Filling agent do?
Suggests an asking rent for an empty unit based on comparable leases.
Does Vacancy Filling act on its own?
No. It suggests an asking rent and shows the leases it compared. A person decides what to quote.
Does Vacancy Filling learn?
Kinnow keeps every approval and rejection, along with how sure the agent said it was, so you can see how it does on your own books. We do not describe it as changing its own behaviour; corrections are kept so they can be reviewed with you.
How is it paid for?
It does not use an AI model. It is part of your agent pack, and there is no charge per user.
How does Vacancy Filling work out an asking rent?
It takes the rent per square foot of comparable active leases in your portfolio, finds the middle value and multiplies it by the unit's area. It tells you how many leases it used and how sure it is.
Does it find tenants for a vacant unit?
No. It suggests the asking rent. Finding and approaching prospects stays with your leasing team.
