Your policies checked against signed contracts
AI suggests contract terms with the exact quote; a person confirms; your policies check the confirmed terms.
Live in partWhat does Ground rules on contracts do? Find leases that breach your escalation or lock-in policy before renewal, with evidence a reviewer can check in seconds.
How it works
Kinnow reads a contract or lease and suggests key terms, such as lock-in, notice, escalation, deposit and rent-free period, each with the exact clause quoted. A term counts only after a person confirms it, so a rule never acts on an AI mistake. The re-check reports honestly on how much was covered: unread contracts count as unchecked, never as compliant.
On a real portfolio, the check reported 144 contracts with none yet checked, rather than calling 144 unread contracts compliant.
Step by step
- A lease or contract is filed in Vault. It appears under Contracts once it has been classified as a contract.
- "Read the contract" proposes terms. Kinnow suggests lock-in, notice period, escalation, deposit and rent-free period, among others, each with the exact clause quoted.
- A person confirms each term. Unconfirmed guesses sit under "Waiting for you". Only confirmed terms sit under "Confirmed".
- Your rules test the confirmed terms. For example, "lock-in period more than 24 months". A rule runs the moment a term is confirmed.
- A finding is raised. It goes to the Agent inbox. The term behind it was confirmed by a person against the quoted clause, so a reviewer can check it in seconds.
- "Re-check all" covers the older contracts. A rule written today is tested against contracts already in Documents (Vault), and the screen shows how many were actually tested.
What you see on screen
- Contracts. A list with Document, Terms (for example "3 confirmed") and Added. "Read the contract" and "Re-check all" buttons.
- Coverage. Contracts, Tested, Not tested and Findings, how many of your contracts were tested and how many could not be. Those that could not be are "not covered rather than compliant".
- Per term. For each term, how many contracts can be tested and how many are awaiting review.
- A contract's terms. "Waiting for you" and "Confirmed", with the quote.
- Other documents. A count of documents that are not classified as contracts, with a note that no rule checks them.
