Check a spreadsheet against your signed paperwork
Upload a spreadsheet; Kinnow checks every row against your documents and lists what disagrees.
LiveWhat does Reconcile against your documents do? A rent roll, asset register or price list gets checked against signed paperwork in minutes, with gaps named, not glossed over.
How it works
Kinnow catalogues each document by its name and opening text, then finds the matching document for every spreadsheet row. It reports what agrees, what doesn't, where a document contradicts itself and how many rows it couldn't check. The comparison is plain arithmetic, not AI judgement. It changes nothing and agrees the cost with you before big jobs.
On a real-estate library of 310 documents, it checks every row instead of answering from the tenth a chatbot could read.
Step by step
Say a property manager has a rent roll of 310 lines and 310 signed agreements in the document store. Checking by hand takes days. This is the same job done by Kinnow.
- Attach the sheet. In Ask Kinnow, attach the spreadsheet and ask for it to be checked against your documents. The sheet could be a rent roll, an asset register or a price list.
- Kinnow agrees the job with you. If the job is large, it proposes options, each with an estimate of time and cost, and waits for you to choose. Nothing big runs before you say so.
- Documents are catalogued. Kinnow reads each document's file name and the opening of its text. It does both because they often disagree: a file called OS 601 ATL may contain a deed that says Office-601, which is also what your sheet says.
- Each row finds its document. For every row, one lookup finds the matching document. The documents are never loaded into a prompt for an AI to skim.
- Fields are compared. Kinnow picks the fields the documents actually discuss, not just the first few columns, and compares the values. The comparison is plain arithmetic, not AI judgement.
- You get a report. It gives Rows checked, Values agreed, Needs attention and No document, and for each difference says what the sheet says and what the document says. A person decides what to correct.
See your own register checked against your signed documents. Send us a sheet and a folder of agreements.
What you see on screen
The check runs inside an Ask Kinnow conversation, so what you see is a conversation and a short report.
- The proposal: a few options, each with a line such as about 4 minutes and an estimate of cost, and Tell me which and I'll get on with it.
- The summary: four counts, Rows checked, Values agreed, Needs attention and No document.
- A difference: a line such as the sheet says 42,500, Agreement 601 says 45,000.
- A contradictory document: a line that says the document states more than one value and that the document disagrees with itself, not with your sheet.
- All clear: the line Everything I could check agrees.
Who uses it
| Who | When | What they do |
|---|---|---|
| Property, asset or finance manager | Before an audit, a renewal or a handover | Attaches the sheet and reads the differences. |
| Your CA or auditor | At year end | Uses the report to see which rows were checked and which had no document. |
| Legal or contracts team | When a document contradicts itself | Fixes or clarifies the paperwork. |

Questions
What is Reconcile against your documents in Kinnow?
Upload a spreadsheet; Kinnow checks every row against your documents and lists what disagrees.
What changes for the business?
A rent roll, asset register or price list gets checked against signed paperwork in minutes, with gaps named, not glossed over.
Is it available today?
Yes, it is live.
Why not just ask a chatbot to read the documents?
A chatbot answers from the handful of documents that fit in one prompt, and still returns a list that looks complete. Kinnow does one keyed lookup per row, so every row is checked and the ones it could not check are counted.
Can it change the spreadsheet or the agreements?
No. It reads and reports. You decide what to correct, and you do it in your own file or document.
