Exact answers across all your documents
'How many of our 51 leases state a security deposit?' Answered across all 51 once their terms are confirmed, not from a sample.
LiveWhat does Catalogue & term facets do? Portfolio questions get real totals, not a confident guess from the five documents a chatbot happened to read.
How it works
Kinnow keeps track of what is in your document store, such as document types, parties and dates, so 'how many lease deeds do we hold?' gets an exact count. Contract terms that people have confirmed are saved as facts, so questions about what the contracts say are answered across every document. Each count says what it is out of, and tells you when it is incomplete.
Before this, the honest answer was 'I checked 10 of 51'; now the same question is answered across all 51.
Step by step
Here is how a property manager or finance head gets a real total from a store of leases and contracts.
- Documents are sorted when stored. Each file gets a type, a party and dates. These form a catalogue that Kinnow can count without reading any text.
- Ask a counting question. In Ask Kinnow, type something like "how many lease deeds do we hold?" The count comes from the catalogue, so a store of 152 documents is not answered as 5 because only five were read.
- Teach it the terms that matter. For contracts, Kinnow can read the document and propose terms such as lock-in period, notice period, rent escalation and security deposit. Each proposal shows the clause and the exact wording it came from.
- A person confirms. Only confirmed terms count as facts. An unconfirmed proposal stays out of every total.
- Ask about what the documents say. "How many of our 51 leases state a security deposit?" is answered across all 51, for example "38 state a deposit; 13 do not", with the gap named.
- Read the basis. Each answer says what it is out of and tells you when it is incomplete.
Bring a folder of your leases or contracts and we will count a term across all of them.
What you see on screen
Setup is in Documents (Vault), and the answers appear in Ask Kinnow.
| Where | What you see |
|---|---|
| Vault, Contracts: coverage summary | How many contracts were tested and how many could not be, because nothing has been confirmed for them yet. |
| Per-term counts | For each kind of term, how many contracts carry a confirmed value. |
| The contract list | Every file classified as a contract, with those having nothing confirmed shown first. |
| Read the contract | A button that asks Kinnow to propose terms. It confirms nothing by itself. |
| Proposed and confirmed terms | Two lists per contract: what was found, with its clause and exact wording, and what a person has approved. |
| Ask Kinnow | The place you type the question and read the count, with what it is out of. |

Is it available today?
Yes, it is live.
Why does the answer sometimes say "stated on 0"?
Because no one has confirmed any terms yet. Kinnow counts only confirmed terms, so the count is zero rather than a guess. Confirm terms on the Contracts screen and the totals fill in.
Can it count terms in scanned contracts?
Scanned documents are read to plain text first. If the text is clear enough, Kinnow can propose terms for confirmation.
